Corridor 75 is a 6.3 Million Square foot Distribution Center planned to be developed in Monroe. $6.6 million in financing by the Warren County Port Authority last January 2008 has been used for internal roads and utility services.
The Home Depot distribution center is almost structurally complete. Also there has been significant progress on the second building. I contacted Steve Dragon of Vandercar, the developer of Corridor 75 for an update Home Depot and Corridor 75 in General.
John Beagle: Any update on Home Depot?
Steve Dragon: Iím afraid I donít have much to tell. We have been told that HD has moved their operating date for the facility up from third quarter to sometime this summer but I canít say what that means for the timing of hiring.
John Beagle: What about Corridor 75?
Steve Dragon: As for the rest of the park, our second building shell Ė the 650,000 SF spec Ė is complete. We are working to get that facility leased at this time. As you can imagine in this economic climate there is not as much activity as we would like, but we still have a number of live prospects for the building and hope to have it fully leased by third quarter of this year. We have also completed pad preparation for Building 4 which is a 725,000 SF pad in addition to that for Building 3 which is a 187,500 SF pad and are actively pursuing users for those buildings as well. I am attaching our latest aerial photo of the site flown in December.
